A client acquires a property located in a prime area near Santiago Bernabéu Stadium, with the initial goal of renting it out and the long-term vision of converting it into their primary residence. The property, with a total area of 160 m², was in a severely deteriorated condition and originally featured a layout of four bedrooms and three bathrooms.

We were commissioned to develop and execute a full-scale renovation aimed at optimizing the functionality of the space, improving its layout, and adding a guest powder room. To achieve this, several architectural design proposals were developed based on the existing configuration, ultimately defining a solution that fully met the client’s requirements.

The intervention included the complete renewal of all systems—electrical, plumbing, drainage, heating, ventilation, air conditioning, and telecommunications—designed and executed in compliance with current regulations. In addition, specific interior insulation solutions were implemented to enhance thermal comfort and reduce sound transmission both between adjacent units and within the different areas of the residence.

Furthermore, all flooring, wall coverings, tiling, and exterior carpentry were fully replaced, with the project completed through new finishes, painting, and lighting. The result is a fully transformed home that combines contemporary design, comfort, and functionality, aligned with the client’s present and future expectations.
